• Shingle condition, granule loss, lifting, cracking, missing tabs
• All flashing, chimney, valleys, step, drip edge, vent boots
• Roof decking integrity (visible from inside the attic where possible)
• Attic ventilation balance, intake and exhaust
• Gutter condition, fasteners, and runoff path
• Visible signs of leak inside the attic, staining, daylight, damp insulation
• Chimney pan, crown, and mortar at roof penetrations
• Skylight seals and surround flashing
