How long does a roof last?
In Connecticut, the lifespan you should expect from a roof depends on the material:
- Architectural asphalt shingles (GAF Timberline HDZ, CertainTeed Landmark, Owens Corning Duration): 25–30 years
- 3-tab asphalt shingles: 15–20 years
- Cedar shake: 25–35 years with proper maintenance
- Standing-seam metal: 50+ years
- Synthetic slate / synthetic cedar: 40–50 years
Connecticut weather shortens those numbers if the roof was installed without proper ice & water shield, ventilation is inadequate, or the home is in a heavily shaded, damp location. Sun exposure on south-facing slopes also accelerates wear. If your roof is 20+ years old, it's worth a free roof inspection regardless of how it looks from the ground.
The 8 Signs You Need a New Roof
1. Curling, Cupping, or Clawing Shingles
Shingles that curl up at the edges (cupping) or in the middle (clawing) are at the end of their life. The asphalt has dried out and the shingle no longer seals against the one beneath it. Once curling is widespread, repair is no longer cost-effective.
2. Granule Loss in Gutters
Asphalt shingles shed a small amount of granules over time, that's normal. But when you start finding piles of granules in gutters and downspouts, the shingles are losing their UV protection. The exposed asphalt then bakes in the sun and fails quickly.
3. Missing Shingles After Storms
A few missing shingles after a major windstorm can usually be patched. If you're losing shingles after every average storm, the sealant strips are failing across the whole roof, which means a repair is just delaying a replacement.
4. Repeated or Active Leaks
A single leak around a flashing or vent boot is often repairable. Multiple active leaks, leaks that return after being patched, or staining across a wide area of ceiling are signs the underlayment has failed and water is finding many paths down. 5. Sagging Rooflines
A roof that visibly dips between rafters from the ground is a structural warning sign. Sagging typically means the decking has absorbed water and is rotting, or in worse cases that rafters have been compromised. Don't wait on this one, it can become a safety issue.
6. Roof Age Over 20 Years
If your roof was installed 20+ years ago with standard architectural shingles, you're in the back half of its expected life. Even if it looks acceptable from the curb, the sealants and underlayment are aging out. Planning a replacement before failure is far cheaper than dealing with interior water damage.
7. Daylight Through the Attic
If you can see daylight through the roof deck while standing in your attic, water is getting in too. This is one of the clearest indicators that the roof system has failed beyond the shingles themselves.
8. Ice Dam Damage
Ice dams that form at the eaves every winter, especially if they're causing leaks behind gutters or staining on interior walls, usually mean ventilation, insulation, or ice & water shield protection is inadequate.
